Grants

The Central Vermont Community Land Trust Homeland Grant Program provides Homeland Grants of up to $40,000 towards the purchase of eligible homes for income-eligible buyers. The grants are provided through the Vermont Housing & Conservation Board. Homeland buyers will sign a covenant in which they agree to limit the amount they can sell the property for in the future, and transfer the grant to subsequent buyers of the property so that other low to moderate income households can also benefit from this special arrangement. In addition, eligible Homeland buyers may qualify for special lower interest rates through VHFA's HOUSE financing program or USDA's Rural Development program.

  • Attend an Orientation, a Homebuyer Education Workshop and counseling
  • Meet income eligibility and asset requirements
  • Be pre-qualified by a lender
  • Be able to prove that you have $1,500 of your own funds to put toward your home purchase
  • Your application must be approved by VHCB and CVCLT's Lending Committee
  • You, your children, immediate family members or dependents will live in the house for at least eight months of each year;
  • You will use and maintain the property for reasonable residential purposes;
  • You will pay CVCLT a small monthly stewardship fee, and you will adequately insure the property;
  • You will notify CVCLT and provide information regarding any capital improvements you make to your home;
  • You will agree to a sales price formula on your property that will allow low to moderate income families to purchase your home at an affordable price if you wish to sell the property in the future;
  • You are entitled to be a voting member of CVCLT for as long as you occupy the home.

Re-Sale Agreement

At the time you purchase your home with a CVCLT Homeland Grant Award, and sign the Housing Subsidy Covenant with CVCLT, you promise to keep your home affordable for low to moderate income households. Should you ever decide to sell your home in the future, you will provide written notification to CVCLT that you want to sell, and the HomeOwnership Center will assist with the re-sale process. This includes posting a photo and description of the home on the CVCLT website.
